In early 2023, Camden Council pleaded guilty to safety and health breaches after a woman’s death in a Daleham Gardens (CNJ report here) (London Fire Brigade report here) apartment building fire in 2017. Camden took the decision to allocate the re-development to a "Community Land Trust". This has take quite some time but they have finally submitted an application to redevelop the property to provide new flats NW3.
The proposal seeks to build a taller six-story complex with 50% affordable homes. According to the Design Review Panel, they believed “The scale and massing of the structure are appropriate but subject to daylight and sunlight detriment for neighbouring homes on Fitzjohn’s Avenue”. The design may well also cause considerable destruction to the greenery between Daleham Gardens and Fitzjohn’s Avenue. What do you, the community think?
The Hampstead and Heath Society objects to the proposal as it is too tall and does not match the form or style of buildings in the surrounding streets. They’ve stated, “The design of the proposal needs complete refurbishment. It has no resemblance to the surrounding houses!” While the proposal has the intention to create much needed affordable homes, local residents have criticized the design suggesting that it is out of place and environmentally disruptive.
Camden Council’s planning committee voted in favour of the proposal but construction has not yet started. There are conditions to the consent, one of which (5) requires the approval of certain details such as the balconies so there is still a chance to improve the design slightly.
