02 REDEVELOPMENT - 16 STOREY TOWERS COMING TO OUR NEIGHBOURHOOD SOON
■ West and South Hampstead residents are going to lose their Sainsburys, Homebase, Vue Cinema, Virgin Active gym, Waterstones, Wagamama’s and much more as Labour-run Camden Council and Landsec are planning to tear down the O2 centre on Finchley Road and replace it with a 16 storey tower.
The plans for the O2 centre have been brewing for months and now developers Landsec are back with a new proposal that includes a 16 storey tower but doesn’t give residents any guarantees on density and green spaces and doesn’t tell us anything about provision of extra education, transport or health services.
■ Landsec are back and bigger
They want to build 1800 flats for 5000 people in 16 storey towers that violates the Mayor’s London Plan.
■ Where Will We Go for Schools and GPs
The bulk of the flats will be 3 beds. They will add huge need for new schools, GPs, and child care but Landsec and Camden Labour have nothing to say.
■ Drowning in a sea of cement!
Camden’s own policy says that new builds demand a minimum of 9 square metres of green space per occupant. This means the 57,700 site has to include 36,000 – 45,000 square metres of green space. It leaves only 12,000 - 21,000 square metres for residential development. How are they going to meet the policy requirements and build all these flats?
■ Tube station Chaos
5000 new residents won’t work locally so imagine the extra pressure on West Hampstead and Finchley Rd tube stations in the morning and afternoons!
West Hampstead and South Hampstead residents are worried and have questions. Labour-run Camden Council and Landsec have nothing to say.
